Leads day-to-day building operations, keeps open communication with owners or the PPPSRS board, manages the OPEX budget, and makes sure service standards are met.

Plans and carries out preventive maintenance of mechanical, electrical, HVAC, elevator, generator, and water treatment systems.

Handles daily communication with tenants and residents, coordinates follow-up on service requests through the building management system, and oversees fit-out administration.

Manages service charge and IPL billing, utility reconciliation, operating budget control, and periodic financial reporting.
